Welcome To Holly Hedge Farm!!

English charm, modern convenience, sustainability, and organic gardening are all here at “Holly Hedge Farm”!  Unique homestead property on a double corner lot defined by a lovely holly bush hedge and fencing creates a “secret garden” feel for this hidden-in-plain-sight gem in southwest Gresham!

Step through the wood gate and stroll up the path then take-in the beautiful 1938 English cottage house featuring touches of clinker brick and cedar shake siding.  The solid wood entry door opens to vintage features including beautiful fir and oak hardwood floors, every ceiling light is original, original sconces, and glass doorknobs (many with original keys!).  The components of the original 1930’s era interior brass fire alarm system, although now inoperable, are still intact for a touch of history.

Upon entry, the living room has beautiful custom-built wood bookshelves flanking the gas fireplace.  The mantle is ready for holiday decorations, and a simple flip of a switch creates instant cozy ambiance with the gas fireplace.  Picture railing at the ceiling level speak to the era of the age of the home and keep artwork beautifully on display.

The dining room gives a sense of openness as the two spaces glow with the charming details of a bygone era, the hardwood floors and vibrant wall colors.  Antiques look amazing in this setting, and modern furniture will “pop”.

The hall on the left leads to the first bedroom that is currently used an office – the original door for the room is stored in the basement.  A peek out the window here invites in the serenity of living on an organic farm. Wall-to-wall carpet ensures comfort underfoot plus a closet for storage.

The second “lavender” bedroom next door easily fits a queen bed with room for other basic furniture.  Two windows brighten the room, and the closet connects with the first bedroom for hours of hide and seek play.

A shared bath updated in 2015 with travertine flooring and a new countertop has whispers of vintage charm, including the opening in the vanity cabinet that houses an open drop to the basement laundry. The nearby under-stair closet is perfect for additional linens.

Continue the house tour into the updated farm-style kitchen with granite countertops, crisp white cabinets and stainless hardware.  Stainless steel appliances including a Fisher & Paykel refrigerator with on-demand ice and water, JennAir dishwasher, LG built-in over-the-range microwave, Dacor classic wall convection oven, and a Dacor gas cooktop await.  The backsplash above the cooktop is plumbed ready to add a pot-filler faucet.  The vintage-style sink has a window overlooking the separate second entrance to the home.  Fantastic pantry cabinets are roomy enough for special cooking and baking appliances, seasonal fine china dishes and plenty of dry goods.  The nook here provides the perfect spot for causal dining, morning coffee, or a homework-at-the-table space.   The sliding door opens to the expansive covered wood deck that spans the length of the home.

A brief step takes you into the beautiful suite!  The shabby-chic red chippy painted door that closes off this space is stored in the basement.  To the right is the separate exterior entry making multi-generational living or an Airbnb(?) possible.  The bathroom to the left features two beautiful stained glass accent decorative pass-through windows that came from an old church in Portland, as well as a pedestal sink, wainscotting and modern step-in shower.   The primary suite features wood paneling and beams, as well as a beautiful non-functioning brick fireplace for a sense of grandeur. Prior owners had a pellet stove here and when it was removed, the removed the liner. Future owners can put in a new liner and wood or pellet stove.  A built-in pine cabinet speaks to the simplicity of life in the late 1930s and used to be where they stored firewood for the fireplace.  Options here include using the area for a library sitting room, private office or as a generous den for causal family living if it’s not needed as it is currently being utilized.   The private slider to deck creates a lovely sense of home-within-the-home.

Back through to the stairs located near the first bedroom up to the second level, the upstairs has bedroom 4 plus a spot for a creative studio or hobby space, or great little exercise area.   Complete with wall-to-wall carpeting, a mini-split for heat and cooling, closet space and plenty of natural light. Potential to pop up or out to expand the usable space within the bones of the existing attic and beyond!

Head down to the basement via the stairs near the hall bathroom.

The expansive, well-lit unfinished basement houses all the utilities and the washer and dryer.  Note the door with exterior access for easy storage of farm implements.  The original root cellar is just behind the wood cottage fairytale door and this room used to be where the wine was made! Peek for artifacts original to the homestead’s wine-making past!   You can see some of the water lines that have been updated to PEX.  The dehumidifier and air filter stay.  The Bosh washer and dryer are included in the sale.

The incredible bones of this sweet home include newer period-style triple pane windows, a 50-year top-of-the-line architectural roof, and on-demand hot water provided by the solar system.  Green living and minimizing carbon footprint are possible with the well-maintained and serviced solar panels that provide power for most of the house, and the on-site well for water.

Outside is a truly unique urban farm opportunity.

The organic, pesticide-free garden is complete with healthy producing fruit trees and vines.  Raised garden beds are here for veggies, as well as for favorite annual and perennial flowers for a cutting.  Mature fruit-producing kiwi vines climb the arbor with a potting table.  The orchard ladder, Toro lawnmower, and yard and garden tools all stay for turn-key farming.  Plenty of space to add a hen house with chicken coop too!  The deck was refinished and stained in 2019 and is always at the ready for group gatherings small and large with room for a barbecue zone and conversation areas.  The wide steps leading down to the yard creates a sense of grandeur-in-the-country.   The backyard firepit is a wonderful gathering spot for family and friends on chilly summer evenings or snuggle up on crisp fall days with a favorite warm beverage and s’more supplies.  Wildlife can be spotted here including an array of birds, rabbits, racoon, possum, and an occasional coyote.

The feels-like-country life has plenty of modern conveniences and amenities for when the real world harkens: a TriMet bus stop is just three blocks away, the MAX light rail line is a mile away, and the Springwater Trail for walking and biking is just a half-mile nearby.

The History of Holly Hedge Farm:

Beloved naturalist, illustrator and author Tasha Tudor or her contemporary Beatrix Potter would have loved all the touches here!  The children in the neighborhood call it this the “Secret Garden House”! The original homestead address was “Rural Route One, Gresham” and although the surrounding Marpool Ridge community came later, this is where it all began.  The home was one of the first registered with the department of tobacco and firearms for wine making and distribution from the vineyards that surround the house.  The original owners donated land to the city of Gresham that is now a city park that can be viewed from the back deck  - the current duck pond next to park was where all of the homestead cattle drank their water.

No pesticides of any kind of ever been used here at Holly Hedges Farm - the fabulous intact 100% organic, pesticide-free garden is complete with healthy producing trees and vines, raised beds for veggies and cutting flowers – just add a sunflower arch or tent for fun! Implements and tools included for turn-key urban farming.
